Enugu Residents Raise Alarm Over Soaring House Rents, Call for Governor’s Urgent Intervention

Residents across Enugu State have raised serious concerns over the alarming surge in house rents, decrying what many describe as an unbearable economic burden on low- and middle-income earners, students, and young families.
The outcry comes amid growing frustration over what stakeholders allege to be a deliberate delay by the Enugu State House of Assembly in passing the much-anticipated amendment to the state’s tenancy law—a move widely believed could have curtailed the excesses currently ravaging the housing sector.
Speaking to Prime Media Frontier News Correspondents on Wednesday, Mr. Emmanuel Nwobodo lamented the worsening situation, warning that the unchecked rise in rents is pushing many residents to the brink.
According to him, the reality on ground reflects a housing crisis that has spiraled beyond normal economic explanations, with rents in some parts of the state reportedly increasing by over 300 percent within a short period.
Further insights from a landlord in Obiagu, who requested anonymity, pointed to a combination of government-imposed taxes on old property owners, inflationary pressures, and the escalating cost of building materials and labour as key drivers of the surge. While acknowledging these factors, many residents insist that they do not justify the extreme and often arbitrary increments being imposed on tenants.
Across the metropolis, frustration is mounting. Several residents described the situation as exploitative and unsustainable, arguing that the absence of regulatory enforcement has emboldened landlords and agents to operate without restraint.
A newly graduated student residing in Independence Layout recounted her ordeal, revealing a shocking pattern of rent increases within a short timeframe. She explained that her rent rose from ₦150,000 to ₦180,000 two years ago, only to skyrocket again to ₦400,000 last year—an increment she described as devastating and unjustifiable.
Observers warn that the implications of this trend extend beyond individual hardship, as it threatens to deepen inequality, displace vulnerable populations, and undermine the socio-economic stability of the state.
At the center of the growing outrage is the lingering tenancy amendment bill before the Enugu State House of Assembly. Many residents allege that the continued delay in passing the bill is not only suspicious but also detrimental to public welfare, as it prolongs a regulatory vacuum that enables exploitation.
The bill, which has already scaled initial legislative stages, is expected to introduce critical reforms, including the regulation of agency fees, elimination of exploitative charges, and establishment of fair tenancy practices. Its delay, however, has left residents exposed to unchecked market forces.
Amid the rising tension, attention has also been drawn to a recent press release by the National Association of Nigerian Students (NANS), Joint Campus Council (JCC), Enugu State Chapter, which similarly condemned the delay and highlighted the disproportionate impact on students.
In its strongly worded statement, NANS warned that the prolonged inaction on the tenancy bill continues to worsen the suffering of tenants, particularly students who face arbitrary rent hikes and exploitative charges. The association called for urgent legislative action, stressing that the situation risks eroding public confidence in governance.
While the NANS intervention adds to the chorus of concern, the crisis appears to cut across all segments of society, with civil servants, traders, and young professionals equally affected.
Residents are now calling on Governor Peter Ndubuisi Mbah to urgently intervene and address what they describe as a looming housing emergency. Many argue that decisive executive action, alongside legislative urgency, is needed to restore sanity to the housing sector and protect citizens from further exploitation.
As the pressure mounts, the coming days are expected to test the responsiveness of both the legislative and executive arms of government in confronting what has rapidly become one of the most pressing socio-economic challenges in Enugu State.
